This helps us to further maximize our time together. Remember to write down any questions you have and we'll go over them during our session. We'll have our price, presentation and promotion plan tailored to your specific property for you to go over and approve before moving forward.

A CMA is a side-by-side comparison of homes for sale and homes that have
recently sold in the same neighborhood and price range. The purpose is to show
fair market value range based on what other buyers and sellers have determined through
past sales, pending sales and homes recently listed on the market.

Telling your home's story
We maximize your home's desirability by "selling it" online first. Most buyers start their search online and we assist you in staging your home for the professional photography and videography that will do just that. We then tailor our description and marketing plan to the most likely buyer for your home and try to create the emotional response and urgency that will draw them to your home.
Pre-market buzz
We leverage social media, locally targeted ad campaigns and send at least 1 email flyer campaign to (up to or exceeding) 20,000 area real estate agents (depending on location) to generate pre-market buzz. We simultaneously advertise the listing as "coming soon" and point them and their clients to the listing launch event. We also invite neighbors to attend the launch event. We encourage them to also invite their family and friends who might be looking for a home in the area. These potential buyers, and each new interaction, are continuously retargeted throughout the marketing campaign via internet wizardry.
Marketing to existing database
We market to our existing pool of buyers and sphere while leveraging various networks, including cooperating local real estate agents to market to their buyers as well.
Listing launch event
All the pre-market buzz and "Now Available" email campaign are intended to draw potential buyers to the launch event, heighten their excitement and instill urgency. Buyers begin to compete with each other, rather then the seller, when they sense a high level of competition.
Virtual open house
We host a virtual open house that is available for viewing on our website 24/7 while the home is active. These typically includes more pictures than are allowed to be posted on the MLS, the video walk-through, 3D tours and easy access to the MLS data sheet and agent contact information. This pulls all the information into one convenient location for potential buyers to get the best feel for the home and allows them to schedule a showing.
Instant buyer capture signs
We utilize large, attention grabbing for sale signs with riders advertising the virtual open house. The sign not only displays our contact information but a QR code to easily contact us through any method they desire. The rider displays a QR code that brings them directly to the virtual open house registration page and captures the potential buyers contact information while they're viewing the home. We quickly follow up to ensure they have their questions answered and capitalize on their curiosity.

What is RIT?
In the Fire Service, RIT (Rapid Intervention Team) is a designated crew that will serve as a stand-by rescue team for personnel and be available for the immediate search and rescue of any missing, trapped, injured or unaccounted for fire fighter(s). Depending on the situation, the RIT Team may also be utilized for assistance and/or treatment of civilians until further assistance arrives. This is the heart behind the RIT Realty Team. The RIT Realty Team is always ready to respond quickly and assist people who feel trapped, overwhelmed or lost and do not know where to start with their real estate needs.
